For buyers
Set the total acquisition budget before setting the search price. Allow for taxes, professional costs, immediate works and a reserve for ownership. Compare a short list using the same area basis, with internal living space, terraces, basements and shared areas identified separately.
Use the local market indicators to frame the search, then test the asking price against recent comparable transactions where available. A reduction from an ambitious initial price is not proof of good value. A property near its original asking price may still be the better purchase if its condition, setting and running costs are stronger.
For a long term home, assess everyday usability: access, parking, noise, winter light and the practicality of outdoor space. For an investment, test a conservative income case and an exit that does not require further price appreciation. The same property can meet one objective and fail the other.
For sellers
Set the initial price around the alternatives a qualified buyer can purchase today. Distinguish the property’s strengths with evidence: plans, usable space, condition, documented improvements and relevant community information. Presentation should help a buyer understand the home accurately.
Agree a review process that tracks qualified enquiries, viewings, repeat visits and written offers. If interest does not progress, investigate the price, presentation and practical objections together. A rising municipal indicator should not be used to dismiss repeated feedback about the individual property.
Before accepting an offer, assess the funding position, conditions and realistic completion timetable. Preparing title, planning and community documentation early can reduce avoidable delays. The quality of execution matters alongside the agreed price.
Vantage perspective
Our reading of the evidence favours careful selection and realistic pricing. There is no single negotiating position across the coast: leverage depends on the property, the competing supply and the parties’ circumstances. A strong decision is one that remains sensible even if the next quarterly index is less favourable.
